What is Buyer’s Agency?
The Realtor’s duty is to obtain the
best deal for the buyer. They may pass on any and all information
they obtain about the seller or the property to the buyer. As
your Buyers Agent, Sharon will protect your interests and do
her best to keep you well informed and position your offer with
the seller to get you the best deal for your hard earned money.
Do we have to pay extra for a Buyer's Agent?
No. A Buyer's Agent is paid from the fees
collected by the Seller's Agent for selling the property. What
you get is an experienced professional at your side throughout
the process to make sure the details are completed and you get
the best deal you can.
What is Seller’s
Agency?
The Realtor’s duty is to obtain the
best deal for the seller. They are allowed to give the buyer
only material facts about the property.
What is Dual Agency?
The Realtor must be loyal to both parties.
A Dual agency occurs when a real estate agency owns a listing,
and an agent from the office, working as a buyer's representative,
shows that listing. In areas where it's allowed, a Dual Agency
must be disclosed and agreed-to in writing by both parties.
What happens when there are multiple
offers to buy a house?
As your realtor, Sharon will quickly present your offer to
the seller. There is no "first come, first serve"
rule for a seller when considering multiple offers. The seller
may accept any offer. And the seller may negotiate with any
buyer, provided that the choice doesn't violate Fair Housing
laws.
The seller's agent will let Sharon know that other offers
were made. North Carolina real estate law prohibits realtors
from disclosing terms of competing offers. However, the law
does require that all real estate agents treat prospective buyers
honestly and fairly.
Sharon will use her experience to best position your offer
and help you determine how best to counter offer. If your offer
is not accepted by the seller, Sharon will find out why your
offer was not accepted and help you continue your home search.
