It is always a good idea to have the home inspected. Most
lenders will require this prior to finalizing a loan. Some inspections
such as Termite Inspections are required by law. It is a good
idea to have an inspection for any previously owned home and
make your offer contingent on the inspection so if any major
issues are found you can rescind your offer, if you so choose,
without losing your deposit.
Sharon can refer you to an experienced and qualified home
inspector. Home inspectors are independent of the real estate
agency and are state-licensed professionals. Their job is to
evaluate the overall condition of the house. This includes making
sure that the house is structurally sound, pointing out any
glaring repairs needed and making sure that the primary systems
of the house are in good condition. Primary systems would include;
heating and cooling systems, electrical and plumbing.
Some Tips on Home Inspections:
Be at the inspection and walk around with
the inspector. Make sure that she/he explains what they see.
This is the time to go over the house with a “fine-toothed
comb” to make sure you are not getting yourself into
a home with large unexpected repairs.
Read the report even if you were there.
In some cases, this report can become a negotiation tool.
Sharon and her team will work with you
to be sure that any agreed upon repairs by the seller are
completed before closing.
About Home Warranties
for Buyers
A home warranty policy protects you from paying for repairs
or replacements caused by the unexpected failure of a major
system or appliance. You'll pay a small price for this warranty
at closing. And get a policy that protects you for a full year.
Not all policies are created equally. Sharon can refer you to
a reputable firm.
A home warranty should provide the following:
Financial protection so you won't have to pay for any unexpected
major repairs.
Your home warranty service company should be available to
you 24/7 to schedule a repair in a reasonable amount of time.
They should also provide you with immediate service should you
have trouble with a major system of the house (such as no heat
in the middle of the winter).
Property Disclosure
for the Buyer
North Carolina law requires a seller to fill out a property
disclosure statement when property is sold. The seller must
provide the disclosure statement to all potential purchasers
in connection with the sale. Review this Property
Disclosure Form to see what information you are entitled
to receive from the seller by law.
